When buying a new build property, a snagging inspection can save you time and money. Created to identify any issues or 'snags' (defects), these inspections highlight issues that range from decorative to more significant issues. Specifically for the purchase of new build properties, a snagging inspection is a crucial consideration due to the speed at which developments are being completed, often leading to poor quality and 'snags' (defects). Often any issues are cosmetic and can be easily fixed.
When should I have a Snagging Inspection?
We always recommend, if possible, to have a snagging survey before handover. This is simply because it provides the developer with time to get any issues rectified before you actually move in. Don't worry though, if you have already moved in, a snagging survey can still be carried out. The time frame for this is normally up to 3 years after you move in, but its advisable to check these time frames with your developer as they may differ. During this time frame the developer is required to resolve any defects outlined in the report.
