If your property is going to be unoccupied for a long duration, it is worth looking at your residential home/building insurance as many of these won’t allow for vacant time periods. Many insurance providers have limits on how long your property can be empty for and if you are planning on having it uninhabited for longer than this time, the property will need to be inspected frequently. You may also want to simply have regular inspections if you’re away and can’t access the property for an extended time span.
It can be a worry to have tenants in your property and wonder if they are keeping it in good condition. Southdown Surveyors can offer regular tenanted property inspections for your property portfolio. Following inspections we will deliver a full report, giving you detailed information of what we have seen (including photos if applicable) and we will also provide suggestions for issues that may need rectifying. Following this we can then assist you or your letting agent in arranging remedial works if needed.
Lease plans are a form of survey which documents the facilities within the property in a lease agreement. This can be useful whether you are a landlord or tenant and can provide a valuable record of what is being agreed upon and can help both sides to understand their responsibilities. These plans are commonly submitted to the Land Registry as detailed documentation of the premises in question.
We can arrange these safety tests and any other regulatory services that are needed for your leased properties. We can contact local, skilled tradespeople who will perform these obligatory inspections. Alternatively, if you have a trades person that you prefer to work with, we can work with them on your behalf and arrange the works for you.
We offer a secure key holding service for either individual properties or entire property portfolios. If you have other people who need to have access to your property, like contractors or friends and family, we can hold a set of your keys and then sign them out on your behalf for an agreed timeframe. This can be useful if you can’t get away from work or aren’t nearby when entry is needed. We only handover keys with your written consent and all keys are kept in a safe faculty.

My wife and I used Southdown Surveyors during a recent potential house purchase. We had agreed a price on an older, character property and felt it best to fully assess the area and the property. We are both mightily pleased we engaged Southdown’s help as they flagged up some very serious, unseen defects in the property. As inexperienced first time buyers we would have been left having bought a seriously defective property with largely no sell on value and a huge bill simply to make habitable.

They provide a thoroughly detailed breakdown of the property they survey, from little things like nearby trees that might invalidate house insurance to highly detailed information on the structure and wellbeing of the property.
I think in some cases there might be a tendency on the house buyer’s end to avoid engaging a full survey but with what we have experienced I would strongly advise anyone looking to buy a property to engage a thorough, proper survey.
