An RICS Level 2 Home Survey is produced to ensure you can make an informed decision on your upcoming property purchase. Undertaken by an RICS (Royal Institution of Chartered Surveyors) accredited building surveyor, a RICS Level 2 Home Survey is ideal for properties of a standard construction, and in a reasonable size and condition.
RICS have designed these reports to offer home buyers an 'economy' option, assessing the general condition of the property, and highlighting any urgent issues and defects that may negatively influence its value.
You can include details regarding the market valuation of the property and insurance rebuild costs as an optional extra within the report. As a basic report it does not address the condition of the building and is carried out primarily for the lender's benefit. What it will provide is the necessary information you need to make an informed decision regarding whether you need to re-negotiate the purchase price of the property.
RICS Level 2 Home Survey:
Ideal for conventional properties which are in a reasonable condition. This report will include a detailed survey and a valuation if required.
RICS Level 3 Home Survey:
The best choice for larger or older properties, or if you are considering significant work on the property. This is a highly detailed report, providing a comprehensive analysis of the condition of the property, and advice on any defects or maintenance options.

My wife and I used Southdown Surveyors during a recent potential house purchase. We had agreed a price on an older, character property and felt it best to fully assess the area and the property. I think in some cases there might be a tendency on the house buyer’s end to avoid engaging a full survey but with what we have experienced I would strongly advise anyone looking to buy a property to engage a thorough, proper survey.
