A RICS HomeBuyer Report is instructed by you and for your personal use. This report is suitable for properties which are of a standard construction standard, and of a reasonable size and condition. RICS provide this report as an 'economy' option which gives an overall condition of the property as well as identifying any defects and issues which may affect its value.
As well as the standard information in your HomeBuyer Report, we can also include a market valuation and insurance rebuild costs as additional extras. If your purchase is being funded by a mortgage, the lender will carry out a basic valuation but this does not address the condition of the building and is mainly for the lender's benefit rather than the buyer. A HomeBuyer Report will give you all the information you need to make the decision as to whether it is worth re-negotiating the purchase price.
Survey Level Information
Survey Level Two: RICS HomeBuyer Report (HBR) - For a standard survey of a property that is in good condition. This will provide detailed information regarding the condition of the property and a valuation if required.
Survey Level Three: RICS Building Survey - This more detailed survey is essential if you are purchasing a large or older property or if you are planning construction work. This is a highly detailed report which will provide you with advice on defects and maintenance options.
