A RICS HomeBuyer Report, now known as a RICS Level 2 Home Survey, is instructed by you and available for your personal use. This report is suitable for properties which are of a standard construction standard, a reasonable size and condition. RICS designs these reports as an 'economy' option - which assesses the overall condition of the property, identifying urgent problems and defects which may affect its value.
Within your RICS Level 2 Home Survey, we can include a market valuation and insurance rebuild costs as optional extras for you. If your property is being funded by a mortgage, your lender will usually carry out a valuation. This is a basic report which does not address the condition of the building. Ultimately, it is carried out for the lender's benefit only. A RICS Level 2 Home Survey provides all of the information you need to make an informed decision as to whether you should consider re-negotiating the purchase price of the property and/or the acquisition which can save you money, time and stress!
What Survey Suits Me?
RICS Level 2 Home Survey:
We recommend this for conventional properties which are of a reasonable condition. It will provide a detailed survey and a valuation if required.
RICS Level 3 Home Survey:
An essential survey for a large or older property, or if you are planning major works. A highly detailed report which gives you a thorough analysis of the property's condition. This will provide you with advice on any defects or maintenance options.
