One of the many reports we offer is the RICS HomeBuyer Report, now known as the RICS Level 2 Home Survey, which is instructed by you and delivered to you for your personal use. The format of the report is perfect for properties of standard construction, reasonable size and condition. They are designed by RICS to be an 'economy' report, which assesses the overall condition of your property, identifying any immediate and/or urgent problems or defects observed by the surveyor which may affect its value.
Within some of the levels of these reports there is the option to include a market valuation and a rebuild cost assessment (for your insurance purposes). Usually, if your property purchase is being funded by a mortgage, your lender will instigate the undertaking of a 'valuation'. This is a basic report which does not specifically address the condition of the property. Ultimately, it is carried out for the lender's benefit and not you as the purchaser. A HomeBuyer Report will give you the information you need to make an informed decision as to whether you would like to re-negotiate the purchase price of the property and/or the acquisition at all which can save you time, money and stress!
RICS Level 2 Home Survey:
This report is suitable for conventional properties in reasonable condition. It provides detailed information in the form of a survey (+ a valuation if required).
RICS Level 3 Home Survey:
Essential survey for larger or older properties or if you are planning major works. This is a comprehensive report which provides you with an in-depth analysis of the property's condition and advice on defects, repairs and maintenance options.

My wife and I used Southdown Surveyors during a recent potential house purchase. We had agreed a price on an older, character property and felt it best to fully assess the area and the property. We are both mightily pleased we engaged Southdown’s help as they flagged up some very serious, unseen defects in the property. As inexperienced first time buyers we would have been left having bought a seriously defective property with largely no sell on value and a huge bill simply to make habitable.

I think in some cases there might be a tendency on the house buyer’s end to avoid engaging a full survey but with what we have experienced I would strongly advise anyone looking to buy a property to engage a thorough, proper survey.
