We take pride in being experts in RICS Level 3 Home Surveys, which are appropriate if you are thinking about renovating or buying a property which has been converted, is large, old, run-down or you are planning large-scale building works. Your survey will provide additional information relating to the condition and construction of the building.
RICS Level 3 home surveys contain an in-depth inspection and report on a wide range of elements relating to your property. The report will provide a complete explanation of any visible defects or problems that are due to hidden issues within the property. The report will also have guidance for your legal advisors and additional information relating to major issues within the report. On top of this, it will include an overview of repair options and what will happen if no action is taken to remedy the problems, so that you can make a balanced decision on the right steps forward.

We prioritise making sure that you are fully informed with regards to buying the property you are investigating. If the building survey highlights any expensive repairs, then we can make sure that you are informed so you know about the right way to negotiate with the vendor and get the best possible deal. Southdown Surveyors took over the management of South Cliff Tower a year ago and have proved excellent agents to date. At present the tower is undergoing a complete refurbishment programme, this has resulted in substantial service charge demands and a great deal of paperwork. It has been extremely well handled by Lynne and her team. They have dealt with managing the building with efficiency, tact and charm. We have been impressed with the breadth of knowledge of Landlord & Tenant Act, Health & Safety matters that they have displayed.
I have been most pleasantly surprised by the high-level service Southdown have supplied, they are small enough for them to know their client’s needs and for those clients to have a name and face to respond to when necessary, whilst still having qualified surveyors on board.
